Planning & Zoning

The Stanley County Planning & Zoning Administrator accepts applications for building permits, variances, rezoning and administers the county zoning and floodplain ordinances. 


The Stanley County Commission approves plats and amendments to the County’s Comprehensive Plan, and Zoning Ordinances after recommendation from the Planning & Zoning Board. 


The Stanley County Planning & Zoning Board develops the Master Plan for the county development, reviews Site Plans and Subdivision Plans for new developments, and proposes amendments to the County’s Comprehensive Plan, and Zoning Ordinances.


The Stanley County Board of Adjustment reviews specific cases involving the application of the County’s Zoning Ordinance – Special Exceptions, Variances and Appeals from decisions of the Zoning Administrator.


The Stanley County Planning & Zoning Board consists of one County Commissioner and four non-elected members appointed by the County Commission to four year terms.  Meetings are held as needed. 
Stanley County Zoning Ordinance requires a Building Permit  for all areas of the county, outside of the City’s one mile Zoning Radius, before any building or other structure to be erected, moved, added to, or changed in use.  All applications for building permits, conditional uses, or variances and information on Planning and Zoning Ordinances may be obtained from the Equalization Office in the County Courthouse.  Applications must include a site plan, permit fee and be signed.  The following fee schedule became effective January 1, 2022.

Residential Building Permits:

New Single Family Residence - $25.00 Minimum plus $1 per thousand

Residential Remodeling, Additions, Garages, Sheds - $25.00 Minimum plus $1 per thousand

Maintenance (roofing, siding, windows, doors, decks and porches) -$100.00 flat fee

Mobile or Manufactured Home placement - $100.00 flat fee

Commercial Permits:

All structures including animal confinement and feeding operations - $25.00 Minimum fee plus $1 per thousand

Agricultural Permits:

Agriculture Outbuildings - $100.00 flat fee

Grain Bins - $100.00 flat fee per Grain Bin


Variance Application - $100.00

Conditional Use Permit - $100.00

Re-Zoning Requests & PUD - $100.00
Plats - $100.00

Vacation of Plats, Streets, Alleys - $100.00
